Prizania connects short-term rental owners, guests, and independent service professionals — cleaners, lawn care, maintenance, electrical, HVAC, plumbing, and photography — in one place. By creating an account or using any part of the platform, you agree to these Terms, our Privacy Policy, and any policy referenced below.
Owner — anyone listing a property. Guest — anyone booking a stay. Pro — an independent service professional (cleaner, lawn care, maintenance, electrical, HVAC, plumbing, photography) offering services through the platform. Platform — the Prizania website, apps, and related services.
You must be at least 18, have legal authority to enter into these Terms, and provide accurate registration information.
Verification is free and required of every account, in the form that fits it: owners and service pros are verified through Stripe's payout onboarding, which includes its own identity checks, and guests confirm their email address and phone number. We may additionally require a one-time photo-ID and selfie check on any account where there is a dispute, a flagged payment, or suspected misuse. See Community Guidelines for what this protects.
Prizania is a technology platform. We are not a property manager, employer of pros, travel agency, or insurer. Owners, guests, and pros contract directly with each other; Prizania facilitates discovery, communication, scheduling, and payment.
Owners are responsible for their listing's accuracy, the property's safety and legal compliance, applicable taxes and licenses, and their own insurance coverage. Owners set their own price; Prizania's fee structure (Section 8) rewards pricing at or below comparable market rate.
Guests agree to follow house rules, treat the property with care, report damage promptly, and pay for damage they cause.
Pros are independent contractors, not Prizania employees — see the Service Professional Agreement for the full terms. Pros are expected to hold any required license for their trade, arrive as scheduled, and complete work as described.
Guests pay the listed price plus any cleaning fee and applicable tax shown at checkout. Prizania never adds a guest service fee.
Owners pay a booking commission that starts at 12% and slides down to a 7% floor as the listing's price falls further below comparable market rate. Owners may optionally subscribe to Prizania Connect ($9.99/mo, unlimited job posts and direct pro contact) and/or Prizania Growth ($19/mo, priority placement and analytics) — each sold separately, since they solve different needs.
Pros pay a flat 3% marketplace fee on every job booked through Prizania — every job, every time, with no exceptions or waivers, membership or not. Browsing the job board is always free and uncapped, and every pro may respond to 2 job leads per calendar month at no cost, resetting at the start of each month. Pros may optionally subscribe to Pro Membership ($19/mo, or $190/year) for instant alerts when a matching job is posted, unlimited job responses beyond the free monthly 2, priority placement, and a verified badge.
Each party sees their own transaction with Prizania and no one else's. An owner does not see a pro's marketplace fee or payout split. A guest does not see what an owner pays for property services. A pro does not see what a guest paid for a stay. Published rates (commission ranges, membership pricing) are public; individual transaction amounts between other parties are not.

Reviews must reflect a real stay or completed job. Fake or incentivized reviews, in either direction, are a violation of these Terms.
Pros are required to carry their own general liability insurance appropriate to their trade; Prizania verifies proof of it but does not provide or substitute for it. Owners are responsible for their own property insurance. See the Vendor Standards section of the Policies page for detail.
Fraud, harassment, discrimination, circumventing on-platform messaging or payment, fake credentials, and fake reviews are all prohibited — see Community Guidelines for the full standard and enforcement process.
Prizania's branding, software, and platform content are owned by Prizania. Users retain ownership of content they upload (photos, listings, portfolios) but grant Prizania a license to display it in operating the platform.

The platform is provided "as is." Prizania does not guarantee bookings, earnings, guest or owner conduct, or contractor availability.
To the fullest extent permitted by law, Prizania's liability is limited to fees paid to Prizania in the preceding 12 months. Prizania is not liable for indirect, incidental, or consequential damages.
Users agree to indemnify Prizania against claims arising from their own use of the platform, their property, or their violation of these Terms.
Accounts may be suspended or terminated for violations of these Terms or the Community Guidelines — see the Account Review process for how that decision is made and how to appeal it.
