Host Agreement

Draft — pending legal review
⚠ Working draft. A lawyer should finalize this before publication, particularly Sections 6 (Payments), 9 (Insurance), and 10 (Liability).

1. Purpose

This Agreement governs your use of Prizania as an owner listing a short-term rental property. Prizania is a technology platform — not a property manager, landlord, broker, or employer of the pros you hire through it.

2. Your authority to list

You confirm you own the property or have written authority to manage it, and that listing it doesn't violate any lease, HOA rule, or law. You're responsible for any required local permits or short-term rental licenses.

3. Listing accuracy

Your listing — photos, amenities, occupancy, house rules, check-in details — must be accurate and kept current. Prizania is not responsible for inaccuracies you provide, and a materially misleading listing is grounds for removal.

4. Non-discrimination

You may not decline a guest booking or a pro's response for a discriminatory reason — see Community Guidelines, Non-discrimination. This applies even if another reason is stated.

5. Hiring service pros

Pros you hire through Prizania — cleaners, lawn care, maintenance, electrical, HVAC, plumbing, photography — are independent contractors, not Prizania employees and not yours. Prizania doesn't supervise their work or guarantee its quality; you're responsible for evaluating who you hire.

Pros can't message you unsolicited — they can only respond to a job you've posted, or send a single one-time "Hello." This exists to protect your inbox from being treated as a lead list.

6. Fees

Guests never pay a Prizania service fee. Your fee structure:

WhatCost
Signup, search & save prosFree
Booking commission12% base, sliding to 7% as your price falls below comparable market rate
Connect (unlimited job posts + direct pro contact)$9.99/mo, optional
Growth (priority placement, analytics)$19/mo, optional

Your first job post is free. Job payments are authorized when you accept a pro's response and released to them once the job is complete — see Payment Protection for Pros in the Policies page for how that release works and your window to raise a concern.

You'll never see what a pro's cut looks like after Prizania's fee, and pros never see what you paid a guest for the stay — each party sees only their own transaction. See Terms of Service, Section 9.

7. Cancellations

You choose your booking's cancellation policy, shown to guests at checkout. See the Cancellation & Refund Policy for job-cancellation terms with pros.

8. Property condition & safety

You're responsible for keeping the property safe, functional, and compliant with applicable codes — working smoke/CO detectors where required, accurate access instructions, and prompt attention to hazards reported by a guest or pro.

9. Insurance

You're responsible for maintaining your own property insurance. Prizania does not insure your property, and a pro's liability insurance (required of them separately) doesn't extend to cover your property itself.

10. Liability & disputes

Prizania doesn't guarantee bookings, guest conduct, or pro performance. Disputes over damage or service quality go through the Resolution Center — see Damage Claims Policy.

11. Suspension

Your account may be suspended or terminated for fraud, repeated policy violations, safety concerns, or non-payment of fees — see the Account Review process for how that decision is made and how to appeal it.
